What to gather before refinancing
Most of this you already have. Gathering it up front is what keeps a refinance moving rather than stalling.
Nothing is uploaded or collected on this page. When your file progresses, documents are gathered through a secure channel, never by email, and never through a web form.
Your current mortgage
- Most recent mortgage statement
- Details of any second mortgage or HELOC
- Your current rate and whether it's fixed or adjustable
The property
- Homeowners insurance declaration page
- Most recent property tax bill
- HOA statement and contact details, if applicable
- Any recent appraisal you already have
Income and employment
- Recent pay stubs covering about 30 days
- W-2 forms for the last two years
- Tax returns if you're self-employed
Assets, if required
- Recent chequing and savings statements
- Retirement or investment statements
Your goal
Not paperwork, but the thing that shapes everything else.
- What you want the refinance to achieve
- How long you expect to keep the property
- Whether you're taking cash out, and roughly how much
Not sure refinancing is worth it?
Send us your scenario first. If the numbers do not work, we will tell you, before you gather a single document.
