VA loans

VA home loans for eligible veterans, service members and surviving spouses

A benefit earned through service. For those who qualify, a VA loan is frequently the strongest financing available, largely because there is no monthly mortgage insurance.

Often considered by

  • Veterans
  • Active duty
  • Eligible surviving spouses

Worth weighing

  • A funding fee may apply, with exemptions in some cases
  • The property must meet VA appraisal requirements

Who is eligible

Eligibility generally extends to veterans, active-duty service members, and many members of the National Guard and Reserve, based on length and character of service. Surviving spouses of service members may also be eligible, including in circumstances beyond service-connected death.

Rather than guess, eligibility is confirmed through a Certificate of Eligibility. We can help you request one. It is usually straightforward.

What makes it different

  • No monthly mortgage insurance

Not reduced, absent. Over a full loan term this is usually the single largest saving.

  • No down payment in many cases

Full financing is often available, subject to entitlement and the lender.

  • Competitive rates

The VA guaranty reduces lender risk, which tends to show up in pricing.

  • Reusable

Entitlement can be restored, and in some cases used more than once at a time.

The funding fee

A one-time fee that keeps the programme running without costing taxpayers. It can usually be financed into the loan rather than paid at closing.

What changes it

  • Whether you make a down payment, and how much
  • Whether you have used your VA entitlement before
  • The type of loan, purchase or refinance

Some borrowers are exempt entirely, including many receiving VA disability compensation. If that may apply to you, it is worth raising early, because it changes the numbers materially.

Certificate of Eligibility

The document confirming your entitlement. Most can be obtained quickly, and we handle the request as part of getting you pre-approved.

VA appraisal

Includes minimum property requirements alongside the valuation, so condition matters. Worth factoring in when deciding which homes to pursue.
