What to gather before you apply
Having these ready is the single biggest thing that speeds up a pre-approval. You do not need every item to start a conversation.
Nothing is uploaded or collected on this page. When your file progresses, documents are gathered through a secure channel, never by email, and never through a web form.
Identity and contact
- Government-issued photo ID
- Social Security number (given verbally or through a secure channel, never by email)
- Current address and the two years before it
Income and employment
- Most recent pay stubs covering about 30 days
- W-2 forms for the last two years
- Employer names, addresses and dates for the last two years
- Details of any bonus, commission or overtime income
Assets
- Recent statements for chequing and savings accounts
- Retirement or investment account statements
- Documentation for any gift funds and who they're from
Housing history
- Current landlord's contact details, if renting
- Mortgage statements for any property you own
- Property tax and insurance details for properties owned
If you're self-employed
Self-employed, 1099 or business owners
- Personal tax returns for the last two years, all schedules
- Business tax returns for the last two years, if applicable
- A year-to-date profit and loss statement
- Business bank statements, 12 or 24 months, depending on the programme
If you're using VA financing
Veterans, active duty and eligible surviving spouses
- Certificate of Eligibility, or we can help you request one
- DD-214 for veterans
- A statement of service for active duty
